Case Studies – who have we helped?
Mortgage for an NHS Professional working on a contract basis
Our client left university and started working on a contract basis for the NHS. She is a professional and we know that her salary would only increase. She was about to start her second contract within the NHS and we were able to find a lender who would accept this and we were also able to use her new increased salary for affordability purposes even though she hadn’t started the contract yet! The client was able to purchase her dream home!
Interest only mortgages
Mortgage for a client coming to the end of their interest only mortgage
Our clients, who only receive pension income, had 1 year remaining on their interest only mortgage and they had been told by their current lender that they would have to sell their house if they could not repay the balance. We were able to increase their mortgage term by 14 years and it was affordable to switch the mortgage on to a repayment mortgage. Therefore, they would repay capital and interest and the balance would be repaid in 14 years. The clients were overjoyed by this outcome and they were able to continue living in their home!
Contractors and complexed income
Mortgage for an employed contract worker
Our client is a journalist and works for a newspaper on a contract basis. They pay him a day rate and pay his tax. Most lenders assess contract workers as self – employed but we know that some lenders would assess this on an employed basis. We were able to place this mortgage when he had been told by other brokers that this wasn’t possible! We can help with employed and self – employed contractors. If you aren’t sure which category you come under, give us a call and we can tell you!
Mortgage for clients living abroad who want to return to the UK
Our clients lived abroad and wanted to return to the UK. MR was going to continue working for his current company. He would spend some time abroad and some time in the UK. He was paid in a foreign currency. MRS had been offered a job in the UK and had received her contract. We were able to secure a mortgage for them on their new home!
